Who we are.
Virello (“Virello,” “we,” “us,” “our”) operates the website Virello.co to provide real‑estate information and services, including lead generation and follow‑up. Contact: Legal@Virello.co.

Scope.
This Policy explains how we collect, use, disclose, sell/share (as defined under California law), and protect your personal information when you interact with Virello.co, our forms, ads, emails, texts, and social media. It also explains your privacy rights and choices.

1) Notice at Collection (California)

We collect personal information for real‑estate lead generation and related services and retain it only as long as needed for the purposes below or as required by law, tax, or recordkeeping.

Identifiers. We collect identifiers such as name, email, phone number, postal address, IP address, and cookie or pixel IDs. We obtain these from web forms you submit, our calls/texts with you, and automatically via cookies/pixels and ad platforms. We use this data to provide quotes, schedule showings, prepare CMAs, verify identity, deliver support, perform advertising/retargeting, conduct analytics, and protect security/fraud. We disclose identifiers to service providers (hosting, CRM, analytics, marketing) and to advertising partners for measurement and cross‑context behavioral ads. We “share” identifiers for cross‑context advertising; we do not “sell” them for money. You can opt out of sale/sharing as described in §7.

Customer Records. We collect records such as your property interests, price range, move timeline, and related transactional notes. We obtain these from forms you submit, our calls/texts, and our CRM entries. We use this to qualify leads, prepare offers and CMAs, deliver client services, and for training/quality assurance. We disclose customer records to service providers and, when you direct us, to partner agents or transaction counterparties. We do not sell these records; limited elements may be shared for ads/measurement as described in “Cookies & Tracking” and §4.

Internet/Device Information. We collect information about how you interact with our site (pages viewed, events, referrers, approximate location, device/browser details). We obtain this automatically via cookies, pixels, and SDKs. We use it to improve site performance, run analytics, protect security, and deliver/measure ads and retargeting. We disclose this to our analytics and advertising vendors and share it for cross‑context advertising. See your opt‑out rights in §7.

Inferences. We create audience segments (for example, “seller prospect” or “relocation buyer”) derived from the information above. We use these inferences to improve targeting, messaging, and frequency capping. We disclose inferences to our advertising and analytics partners and share them for advertising. See §7 to opt out.

Sensitive Personal Information (if provided). We may handle sensitive data only when necessary—for example, a government ID in connection with a transaction, credit‑related information routed to lenders at your direction, or precise geolocation if you enable it for on‑site showings. Sources are you or service providers you authorize. We use it for compliance (brokerage/escrow/KYC), fraud prevention, scheduling, and safety. We disclose it to service providers or authorized counterparties as needed for the transaction. We do not sell or share sensitive personal information for cross‑context advertising. You may request limits on our use of Sensitive PI as described in §7.

Sale/Sharing definitions and your choices. “Sale” and “Share” follow the California CPRA definitions (sale includes some exchanges for valuable consideration; “share” covers cross‑context behavioral advertising). You can opt out of “sale”/“sharing” at any time using the methods in §7. We will also honor a valid Global Privacy Control signal where required.

2) What we collect (more detail)

  • You provide: name, email, phone, address, property details, budget, timeline, communication preferences, and any messages you send us.

  • Automatically: IP address, device/browser data, pages viewed, timestamps, approximate location, and cookie/pixel identifiers.

  • From others (with your direction/consent): mortgage pros, title/escrow, partner agents, data enrichment tools for address validation and property attributes.

We operate Virello.co on Squarespace (web hosting/CMS). We use BoldTrail CRM to manage leads and follow‑up, Google Analytics for analytics, and Meta (Facebook/Instagram) Pixel for ads/retargeting.

3) How we use personal information

  • Provide services you request (valuations/CMAs, property search, showings, quotes).

  • Respond, schedule, and transact (appointments, offers, disclosures).

  • Marketing and advertising (including retargeting and look‑alike audiences).

  • Analytics, diagnostics, security, and fraud prevention.

  • Legal compliance (brokerage recordkeeping, tax, subpoenas) and to enforce terms.

4) Disclosing information

We disclose personal information to:

  • Service providers/processors (hosting, CRM, email/SMS delivery, analytics, ad tech, customer support, security) under contracts limiting use to our instructions.

  • Ad/analytics partners (e.g., Meta, Google) to measure and improve ads and to show you more relevant ads (see “Cookies & Tracking”).

  • Transaction counterparties (inspectors, title/escrow, lenders, other brokerages) when you direct us to do so.

  • Legal and safety recipients if required or permitted by law.

We do not sell personal information for money. We do share certain identifiers, device data, and inferences with ad partners for cross‑context behavioral advertising; you may opt out (see §7). California DOJ

5) Cookies & tracking

We and our partners use cookies, pixels, and similar tech to run the site, analyze traffic (Google Analytics), and deliver/measure ads (Meta Pixel, Google Ads).

  • Google states GA4 does not log/store IP addresses (and offers regional controls). Google Help

  • You can manage cookies via your browser settings and industry opt‑outs (e.g., NAI/DAA tools).

Global Privacy Control (GPC). If your browser sends a GPC “do not sell/share” signal, we treat it as a valid opt‑out where required. W3Cglobalprivacycontrol.org

Do Not Track (DNT). California law requires us to disclose how we respond to DNT. We currently do not respond to DNT browser signals, but we honor GPC and provide the opt‑outs described here. California DOJIAPP

6) Marketing communications (email & SMS)

Texts/Calls. By entering your phone number and clicking submit, you agree to receive recurring automated and/or prerecorded texts/calls from Virello about real‑estate services. Consent is not a condition of purchase. Message/data rates may apply. Reply STOP to opt out, HELP for help. We honor national/state Do‑Not‑Call lists and your stated preferences. 7) Your privacy rights (California)

If you’re a California resident, you have the right to:

  • Know/Access the categories and specific pieces of personal information we collected about you.

  • Delete personal information (with certain exceptions).

  • Correct inaccurate personal information.

  • Opt out of sale/share for cross‑context behavioral advertising.

  • Limit use/disclosure of Sensitive Personal Information (where applicable).

  • Non‑discrimination for exercising your rights.

How to exercise: Email Legal@Virello.co with the subject “Privacy Request,” or use the on‑site links “Do Not Sell or Share My Personal Information” and “Limit the Use of My Sensitive Personal Information.” We’ll verify your request (we may ask for reasonable information to confirm your identity) and respond within statutory timelines. 8) Retention

We retain personal information only for as long as necessary for the purposes described in this Policy, including brokerage recordkeeping requirements, dispute resolution, tax, anti‑fraud, and to comply with legal obligations. When we no longer need data, we delete or de‑identify it consistent with applicable law. California DOJ

9) Children’s privacy

Virello.co is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child provided personal information, contact Legal@Virello.co so we can delete it. If we discover users under 16, we do not sell/share their personal information without affirmative authorization (where applicable). California DOJ

10) Security

We use administrative, technical, and physical safeguards designed to protect personal information, including encrypted transport (HTTPS), access controls, and vendor due diligence. No system is perfectly secure; transmission of information is at your own risk.

11) International users

Our services are intended for U.S. residents. If you access Virello.co from outside the U.S., you understand your information may be processed in the U.S., where laws may differ from those in your country.

12) Third‑party links and sites

Our site may link to third‑party sites and services (e.g., lender portals, scheduling tools). Their privacy practices are governed by their own policies.

13) Changes to this Policy

We may update this Policy. Changes apply when posted to Virello.co. We will revise the “Effective date” and, where required, provide additional notice or obtain consent.
